In the past I’ve talked about the ‘Omaha Shuffle’ which is the movement of long-term Omaha residents selling one property and moving to buy another or in other words a good old fashioned property transaction. A lot of the time these transactions are being done ‘off market.’
In the past few weeks I have sold two properties off market, one in Omaha and one in Point Wells. Though it wasn’t off market, and as predicted last month, 6 Tio Lane in Omaha sold very quickly – in fact, in just 7 days.
‘Off market' essentially means the property is for sale with little or no marketing, with the vendors wanting a discrete sales process.
At the moment, I have over 1000 people on my database, many of whom are active buyers. So when a vendor comes to me and wants to do an off market sale, I can quite quickly match the property to the right buyer and get the sale done.

While in Point Wells, I have 2 Shearwater Place currently for sale off market with a motivated vendor, this modern and elegant home features four bedrooms and 2.5 bathrooms. Asking price is $1.775m.
Interest rates remain low, Omaha is reportedly one of the best currently performing coastal markets, and is great time to buy or sell. Prices remain firm and quality properties are achieving great prices. Once completion of the new motorway extension from Johnstone’s tunnel becomes closer, property prices are predicted to rise further.
